What exactly is hot property? A 'hot' property is a property that is profitable and could also mean a property that is in great demand. The two meanings do go hand in hand, but up to a point.


'Hot Property' in 'Great Demand'

Herein, we try and answer one important question "Why is a Property in Great Demand?" Now, a property could be in demand for a variety of reasons. It could either be situated in a prime location. A property that is situated in a prime location has great connectivity, superior environment with respect to healthy living, is safe, and secure. All in all, such a location promotes the best of living standards.

Let's look at a property in 'great demand' from another point of view. If the property is affordable and yet offers superior facilities and amenities and has a prime address, then such a property is also in great demand. As such all properties in Gurgaon are "hot" and the location parameters don't really matter. This fact remains true for residential as well as commercial properties.


Profitable Property is "Hot"

A profitable property is one in whose investment an investor hopes to earn rich dividends. To put it simply, a property investment is only profitable if the value of the property is expected to rise in the ensuing years. There are a host of real estate investors who have put their moneys worth on the various properties available in Gurgaon. Most of their investments ride on residential properties. They look for residential properties that are just beginning to be developed and hence get a good deal on the price. Moreover, such investors source the length and breadth of Gurgaon and its outskirts looking for property that is being developed in a location that currently holds no real value. However, such a location in the coming years could become the next hotspot. Thus, they save on the price factor


The New "Hot"

Over time, Gurgaon has been swamped by residential and commercial complexes, so much so that, the areas that were demarcated for building activity have now disappeared under brick and mortar. In lieu of this fact, the Haryana Urban Development Authority came up with the Gurgaon Master Plan 2021. This opened up new areas for development and these new areas where construction is still in the planning stage are now considered "hot". Moreover, investors are expected to reap benefits of investing in the properties that are going to be developed in this area as the sectors will adjoin the new expressway. Once can imagine the returns offered by the property in the future.

A "Hot" property is largely subjective. What you might consider profitable and great for a purchase, might not be considered in the same light by some other buyer. You need to be able to make the best use of it and make it profitable. At the end of the day, if you just want to buy a residential property with no thought of its profitability in the near future, then just concentrate on a property that best suits the needs and requirements of your family. That is the perfect "hot" property for you.
